Country Pointe Plainview sits in Plainview, in the Town of Oyster Bay, near Old Country and Round Swamp roads. A June 2017 article the builder posted about the project described a 143-acre plan with 660 market-rate homes for buyers 55 and older, and said 175 homes were already in contract. Beechwood's current page for the community says it is officially sold out.

Beechwood describes the residences as condominium suites, townhomes and villas, in what its clubhouse page calls three styles of home. All of it is attached or condominium housing, which means someone else usually handles some or all of the exterior. Which parts of a given building the association covers, and which parts you cover, varies by home type and is written in the declaration and by-laws.

The 2017 article also mentioned homes in other age categories, including a group for buyers 62 and older, alongside the 55+ market-rate homes. Plans and phases change over years of building, so do not assume every unit follows the same age policy. Ask which policy governs the exact home.

Its page names a bar and lounge with a fireplace, several card rooms, a fitness center with cardio and strength equipment, group classes, a sauna and steam room, and a game room with billiards, ping pong and a private screening room. The main community page mentions heated outdoor pools. The builder also lists an onsite concierge and a Lifestyle Director who organizes year-round activities.

The 2017 article said the plan set aside 57 acres for parks, recreation and open space, with trails. Whether those trails are open, and who maintains them, is worth confirming on a site visit. Club and activity schedules are run by the association and its lifestyle staff, and the clubhouse page does not publish a club list.

Rules and charges are almost never published in a way you can rely on, and this community is no exception. Get every item below in writing from the association or its managing agent, and have a New York attorney read the documents before you sign a contract.

  • Age policy. Age-restricted communities generally use the federal HOPA exemption: at least 80 percent of occupied homes with a resident 55 or older, a published policy and periodic age verification. Ask for the association's version and how it applies to a buyer, a spouse and a guest.
  • Monthly charges. The amount and what it covers, plus how often it has changed.
  • One-time charges. Any capital contribution or transfer fee at closing, and any board approval or right of first refusal on a sale.
  • Special assessments. Any that are in place or under discussion, and the latest budget and reserve information.
  • Rentals, pets and guests. Limits, minimum terms and approval steps.
  • Unpaid charges. Under the Condominium Act, a buyer or seller can request a statement of unpaid common charges before closing.

Getting to and from Country Pointe Plainview

The MTA's Long Island Rail Road station list on mta.info has no station named Plainview. It does list Hicksville and Syosset. Use the MTA trip planner from the exact address and the timetable for the branch you would ride, and test the trip at the times you would actually travel.

Health care near Country Pointe Plainview

Plainview Hospital, part of Northwell Health, is at 888 Old Country Road in Plainview and lists an emergency department on its site. Syosset Hospital, also Northwell, is at 221 Jericho Turnpike in Syosset. Ask your own doctors which hospitals they use and which your insurance plan covers, since that often matters more than the nearest address.

Confirm evacuation and storm surge information for the address with Nassau County's emergency management office, and look up the flood zone for the exact building on the FEMA Flood Map Service Center. A location away from the water does not rule out flooding, and standard homeowner policies typically exclude flood. Plainview is in the Town of Oyster Bay, outside New York City, so the city's senior exemption does not apply here. State STAR does. People who buy a home now register with the state for the STAR credit rather than getting the exemption, and Enhanced STAR is for owners 65 and older within an income limit, which the state lists as $110,750 for 2026-27.
