Read the developer's site with one caveat in mind. Its site plan page states that the material is not an offering but a solicitation of interest, and that no reservations or deposits can be accepted until an offering plan is filed with New York State. Pages like that can lag behind the sales office, so ask what stage the project is at today.

The website offers six residence models, the Saratoga, Arlington, Delmar, Admiral, Colonial and Fairmont, each with its own page. It is a condominium development, and the website describes hardwood flooring on the first floor, nine-foot ceilings and maintenance-free vinyl siding with shutters and cultured stone on the exteriors. Ask the sales office for square footage, bedroom counts and whether each home is attached or detached.

Ask which model has a first-floor primary bedroom, how many stairs it has and what the association maintains outside. In a condominium you own the unit and a share of the common elements, and the offering plan defines what is a unit and what is common. Amenities and clubs at The Polo Club at Islandia

The amenities page lists a clubhouse with a great room, a library, a card room, a sports bar, a gym with round-the-clock access and an event space. Outdoors it lists a heated pool, an outdoor kitchen with a patio, bocce courts, a fire pit, a picnic area, a ping pong table and a playground. Ask about social programming rather than assuming it.

Ask whether the amenities are complete, whether each one will be open on the date you close, who staffs and cleans the clubhouse, and whether the reserve budget covers replacing the pool equipment.

Rules and fees at The Polo Club at Islandia

Common charges, assessment history and the rules on rentals, pets and guests belong in the offering plan, so ask for them in writing, and ask whether the community is gated. In New York the Attorney General requires sponsors of condominium and senior residential communities to file an offering plan before sales, and the plan is the place where charges, budget, reserves, age restriction and rental rules are written down. Ask the seller's attorney or the sponsor for the plan and its amendments.

Have your own attorney read the plan, the by-laws and the budget before you sign, and ask in writing for the projected monthly charge, what the sponsor is subsidizing, the reserve funding, the 55+ policy (federal rules generally require at least 80 percent of occupied units to have a resident 55 or older) and the rules on leasing.
