The homes are condominium units, and the website lists two-bedroom residences in four floor plans, which it describes as a manageable amount of space with high-end finishes. Ask for the plan, the unit's size and which floor it is on, and whether the community is gated and the buildings have elevators, and confirm the answers in writing.

For a downsizer coming from a house, the main change is legal as well as physical. You own a unit and a share of the common elements, and the condominium's board and by-laws control exterior maintenance, insurance and rentals. Amenities and clubs at The Seasons at Dix Hills

The Seasons website lists a state-of-the-art fitness center, an outdoor pool, card rooms and a sports bar and lounge, and it refers to a clubroom. A card room is a room, not a promise of a card group, so ask about organized clubs and programs. Ask the board how the clubroom is booked, what the pool season is and whether the fitness center has fixed hours.

Rules and fees at The Seasons at Dix Hills

Common charges, assessment history and the rules on rentals, pets and guests are set by the condominium, so ask for them in writing. Condominium units in New York carry monthly common charges set by the board, and the Condominium Act (Real Property Law Article 9-B) covers liens for unpaid common charges, by-laws, reserve funds and rentals in general terms. What applies to a particular unit is in that condominium's declaration and by-laws.

Get these in writing from the seller's attorney before an offer: the current common charge and what it covers, the budget and reserve statement, any recent or planned special assessment, the age-occupancy policy under the federal 55+ rules (at least 80 percent of occupied units with a resident 55 or older), the rental and guest rules and any right of first refusal. Good Samaritan University Hospital, at 1000 Montauk Highway in West Islip, is part of Catholic Health Long Island and operates a 24-hour emergency department. Dix Hills is a hamlet in the Town of Huntington, so the Town Assessor is the office to ask. STAR cuts school taxes; Enhanced STAR is for owners 65 and older with income of $110,750 or less for 2026-27, and a new buyer registers with the state for the STAR credit (tax.ny.gov).
