Bay Ridge at a glance

Bay Ridge was first known as Yellow Hook, and residents renamed it in 1853 for Upper New York Bay and the glacial ridge along today's Ridge Boulevard. By the early 1900s it had become a wealthy residential area of harbor-view mansions, and the arrival of the Fourth Avenue subway in 1915 replaced most of those estates with apartment buildings.

Community Board 10 describes most homes in Bay Ridge as well-maintained one and two family brick, brownstone or limestone houses. The smaller-home options fall into three groups.

• One and two family houses. A two-family house can let an owner live on one floor, which changes the stair and upkeep math. Ask about the roof, boiler, plumbing and any rental unit's legal status before an offer, and see our guide to preparing an older home if you are selling one.
• Apartments in co-op and condo buildings. Many date from the decades after the Fourth Avenue subway opened. A co-op purchase is shares plus a proprietary lease, with board approval and building rules; a condo is a deeded unit. The state Attorney General advises reading the full offering plan with an attorney before you sign.
• Elevator versus walk-up. Ask about the entrance steps and the route to laundry and storage, not only the unit.

Getting around Bay Ridge

The MTA's R line map shows local R service along Fourth Avenue with stops at Bay Ridge Av, 77 St, 86 St and Bay Ridge-95 St, where the line ends. It lists 86 St and Bay Ridge-95 St as accessible and 59 St, a stop to the north, as accessible with an N transfer. Bay Ridge Av and 77 St are not listed as accessible.

Health care near Bay Ridge

NYU Langone Hospital, Brooklyn is at 150 55th Street in neighboring Sunset Park. NYU Langone says its emergency department is a Level 1 trauma center certified by the American College of Surgeons. Check your plan and your doctors' affiliations before relying on any one hospital.

Everyday life in Bay Ridge

• Shore Road Park. Runs between the Belt Parkway and the Narrows for about two and a half miles, per Community Board 10, and is used for walking and biking.
• Owl's Head Park. A park on the bluffs overlooking the harbor, according to Community Board 10.
• Shopping streets. Third Avenue for boutiques and restaurants, Fifth Avenue (with the Bay Ridge 5th Avenue BID) and 86th Street (with the 86th Street BID) for retail.
• Brooklyn Public Library. Find the nearest branch and its hours with the library's location finder.
• Bay Ridge Center. A center for adults 60 and older with nutrition, fitness, social services and transportation programs. See bayridgecenter.org.

Storms, flooding and insurance in Bay Ridge

Bay Ridge has a long shoreline on the Narrows, and many blocks are inland and higher. Flood exposure is an address-level question. Kings County was among the counties in the federal disaster declaration for Hurricane Sandy in October 2012.

• Check the FEMA Flood Map Service Center for the flood insurance map. It is a different map from the evacuation zones.
• Standard homeowners policies exclude flood. Ask about a separate flood policy, and see FloodHelpNY and the city's flood maps page.
• For a basement or garden-level unit, ask whether it has flooded and what was repaired.

Property taxes and local government in Bay Ridge

Bay Ridge is in Kings County and the city bills property tax. The Senior Citizen Homeowners' Exemption covers one to three family homes, condos and co-ops (co-ops apply separately) for owners 65 or older with combined income of $58,399 or less, with a March 15 filing deadline (March 16 in 2026). Enhanced STAR reduces school taxes for owners 65 and older within its income limit; a buyer registers with the state. A co-op or condo owner's building may qualify for the city's tax abatement, which the board applies for. • What does the address show on the evacuation zone finder and on FEMA's map?
• Has the basement or ground level ever taken on water?
• For a co-op, what is the flip tax, and what do maintenance charges include?
